Grace Management In Stockbridge GA is a joke.

Well in all my years have I ever seen a company so stupid as to think they can do whatever they want and get away with it here is my story about a company named Grace Management in Stockbridge GA.

To whom it may concern,

This email is concerning the violation for Patriots Point Locust Grove GA 30248. We received a notice regarding the removal of our trailer. We moved into the community at the first of the year and are just now receiving this notice.  This was only because we said something at the homeowners meeting in January jokingly. I have paid our dues in full and still have not received a pool key or a copy of the provisions for the community so how could you expect me to abide by them when I have never even seen them? This email is to inform you of our protest to pay until certain requirements are met by the association. Please understand our defiance is not to hurt our neighborhood, but to send a statement that we are not going to be cheated.

I, as well as many of the other community members, do not feel the association does their job and follow the provisions of the Declaration and/or Rules set forth. Once a week, you are required to drive by and check for violations. Since we are just now receiving the notice this would mean this has not been completed in at least 2 months. We feel that our money is being mishandled and used unnecessarily on things that are not helping our community. We are working as a team in the neighborhood in order to figure out what we can do to remedy the situation. One option, of which we have,  would be to involve Fox 5 and other news channels regarding Grace Management. I assure you, as a business owner, I have many ties in the community and this would not be a hard task to accomplish.

One of the necessary actions needing to be made is to have the property owner,(Douglas R. Adams)owner of(Strong Rock Christian School) you, or the appropriate authority clean up and maintain the empty property in the community, as it is a hazard, especially when it gets warmer outside. There are piles of trash everywhere and the grass is at least 4 foot tall. There are many other problems that exist in this neighborhood and we will address them at a later date as well. I would HIGHLY suggest you host a meeting of the homeowners before this gets out of hand. How can you expect the homeowners to keep their property maintained when over half of the community is trashed and they cannot do anything about it? Please forward this to your attorney, if you must. Understand any action taken will be countered.

What makes this situation worse, is that we have done business with Grace Management and I would expect a higher appreciation on there behalf. If you are going to act as a business please behave like one. If you have any questions my contact info is below. Thank you and have a blessed day,

We have received your email and appreciate your response. I would like to answer some of your questions. I understand that you did not receive a pool key or copy of the covenants and bylaws. In order to request a pool key and copy of the covenants, please visit our website www.hoabutler.com. I am sure since you attended the annual meeting you were aware of the requirements of the Association and what we do for your community. Here at Subdivision Services, we do enforce the covenants and we do come through the community on a weekly basis to report on violations. We do enforce the covenants to all property owners in the community. I hope this helps you understand our role in the community and answer some of your questions.

Justin, you appear to be confusing Grace Management with Subdivision Services. If you have concerns regarding covenant enforcement and common area maintenance, you need to work with Subdivision Services.

As stated at the meeting, the covenants are available at www.hoabutler.com. You may also request services such as the amenity key on this site.

The remedies for non-payment of assessments are listed in the covenants.

If you or any member of the community has a concern regarding the management of the association, you may contact the board of directors at www.hoabutler.com.

Justin,

Based on our phone conversation, your e-mails and your voice mail message, it seems there is still confusion regarding the association’s relationship with two vendors, Grace Management and Subdivision Services.

I explained these relationships at the annual meeting you attended, but I thought I would put it in writing to you.

Grace Management is under contract to provide financial management including assessment collections, accounts payable processing, and financial statement generation. Grace Management is in complete compliance with every provision of its agreement with the association.

Subdivision Services is under contract to provide covenant enforcement, common area maintenance management and ARB support. Subdivision Services is in complete compliance with every provision of its agreement with the association, according to their management team.

You allege repeatedly that Grace Management and Subdivision Services are owned by the same entity and that they really are the same company. I am not entirely sure why this is really even relevant but since it is not true, I thought I would address it. You seem to base your allegations on the fact that Grace Management and Subdivision Services maintain office space in the same building, because they both provide information to members via the hoabutler.com website, because Grace Management has the ability to transfer calls to Subdivision Services, and because Grace Management purchases their business cards from you so you (presumably) have inside information. Let me address these issues here:

It is true that Grace Management maintains office space (Suite A and C) at 325 Country Club Drive in Stockbridge. It is true that Subdivision Services maintains office space (Suite B) at 325 Country Club Drive in Stockbridge. (At least one other business also maintains space in the building).

It is true that Grace Management provides data related to its services to members thru www.hoabutler.com. It is true that Subdivision Services provides data related to its services to members thru www.hoabulter.com. The website was designed so vendors providing services to the association could publish data to the website if the data could benefit the membership.

It is true that Grace Management has the ability to transfer calls to Subdivision Services. When we ordered a new phone system, we set up this ability as a convenience to our members whose associations also use Subdivision Services. It is not usual for a member to have business dealings with both companies. For example, a member may want to check on their account balance (Grace) and then report a common area maintenance issue (Subdivision Services).

It is true that we purchase business cards from you. (I do not believe that our office assistant, while ordering cards from you, discussed any Corporate ownership information regarding any company. I am quite confident she did not indicate that Grace Management and Subdivision Services shared a common ownership.)

The facts you present do not mean the two companies are owned by the same entity. It is not usual for unrelated businesses to be located in the same office building. (Suntrust Bank is located in Publix as an example) It is also not unusual for unrelated entities to provide data thru one website. (Google and Microsoft are two separate companies but Internet Explorer – owned by Microsoft, has a search engine from Google as an example.) I am not sure if it is unusual for two different organizations to have the ability to transfer phone calls to each other, but I can tell you it was not a difficult feature for the phone equipment provider to set up. Companies maintain office space, install telecommunications and populate websites in a manner that makes sense to their businesses and the customers they serve.

Grace Management is a closely held Georgia corporation. The majority of the shares are held by the Grace Family of McDonough. Neither the corporation nor the Grace family has any ownership interest in Subdivision Services and vice versa. Quite simply, it is not accurate when you say that Grace Management and Subdivision Services are really one company or that they have the same owners. You have stated that we try to pretend we are separate companies for the purpose of confusing members. Besides being incorrect, this is offensive to the many employees of both organizations who work very hard providing excellent service to members through the phone center, e-mails, the website and in person.

I will also go on record as saying whenever an association asks me for a recommendation regarding a company that provides covenant enforcement, common area maintenance and ARB support, I always provide them with the contact information for Subdivision Services. I firmly believe they are the best outfit in the industry and of course they have the track record and reputation that proves this.

If an association chooses to hire Grace Management, the board of directors executes an agreement with Grace Management. If an association chooses to hire Subdivision Services, the board of directors executes an agreement with Subdivision Services. If an association requires legal assistance, the board of directors executes a retainer agreement with a legal firm. The same goes for any other vendor. We believe this model provides associations with the ability to choose and pay for only the specific services they need.

I will remind you that a member in the community asked you to please stop making statements at the annual meeting because he felt you were not providing accurate or helpful information. I think he was trying to convey the importance of being prepared with facts and accurate information before making statements that are not helpful because this will hurt everyone’s efforts in addressing the important issues facing the community. Another member suggested that the best place for any member to start to improve the community would be to correct any violations on their own property. I think both of these members provided good advice.

My responce to Grace Management

Thanks for the education and I understand you are two companies all I ask is for both companies to work together and solve these problems in the neighborhood as for the guy that said something in the meeting he apologized afterward and understood what I was getting at and wants to help in anyway to resolve these issues. These people as I feel that we are not getting anything out of having you guys around. That is all that i was saying and ask that both companies do there job my trailer will be moved this week as I just want to fight this problem in the right way and me having the trailer there nether helps us or hurts us so we will fight this in another manner. We are asking for your help in getting us to the right person and what steps we need to take to get there never in my life have i had such a resistance or rudeness on the phone. You should have addressed me with respect on the phone no matter how I came at you or your company it is called business etiquette you provide a service and if i don't like it then it is your job to correct it and make me happy in anyway you can. Same as if you didn't like your cards tell me and i will correct it i would kiss your ass so hard to make sure that you where satisfied with your services instead you called me back with an attitude last time i checked we pay your pay check with our dues i don't see Douglas R. Adams paying any dues so please watch your tone with me i am your client.

As you can see people what this company does is it makes excuses for things they don't do. Not to mention they also try and put the blame on another company that is in the same office as them. Bad business practice if you ask me. All I am asking is that the company step up and use the money we are paying them to get rid of this guy that is going bankrupt, named Douglas R Adams owner of Strong Rock Christian Academy in Locust Grove GA and make him give over the rights of the association to the home owners. Either that or pay some dues on the empty property he has in here. And keep up the property per the standards of the HOA. How hard is that to handle. But instead these guys suck.

There is one company acting as one company but saying they are two companies now yes they are two separate companies on paper and to our government but they are both ran in the same building with the same number with the same people and yes everyone from one company knows the other. The best thing is they said they are two different companies operating separately but it took them two seconds to stand in the same office together to tell me they where different companies. Crazy how regular companies are starting to sound more like a Pyramid and the MLMs are sounding more like a way out lol

Justin, I am glad we have solved the issue regarding corporate ownership. I truly hope we can build on this.

Do you really believe that business etiquette is treating someone with respect no matter how hard they come at you or your company?

For me, business etiquette starts with all parties treating each other with mutual respect and understanding. From there, complex problems can be analyzed and hopefully solved to the satisfaction of everyone.

The problems at Patriot’s Pointe are largely the result of the collapse of the housing industry. Builders and developers have mostly stopped operating. Many have gone out of business. Lots and homes are being foreclosed on at a record rate. Without the subsidy from the developer and very few new homes being sold, the association faces a budget crisis. Plus the developers and builders are unable to properly take care of their lots.

Grace Management and Subdivision Services have done everything allowed under their contracts and the covenants to address violations and collect assessments. However, if a builder is bankrupt and can’t pay to maintain his lot, the lot will not get maintained. Even if the association files suit and spends the legal dollars, it doesn’t mean the lot will be maintained at the end of the day. The situation is not hopeless though. In some cases the lot will be foreclosed on by the bank and the bank will have the resources to maintain the lot (and pay the assessments). And ideally, the economy will improve and builders will be able to operate again giving them the ability to maintain their properties.

Last December we identified 20 builder owned lots that were foreclosed on by United Community Bank. We have billed the bank from the date of foreclosure and we are working with them to collect the funds. This will generate over $7,000 in revenue for the association which will really go a long way in addressing the budget concerns and many of the other issues.

Way to go got my pool key today for a pool I cant use and when its time to use it all the punk kids that think its a public pool will be in it. Way to go Grace Management. Solving one little stupid problem at a time. Maybe I should bitch a little harder.
